Notice relating to the purchase of property in Verbier

DO YOU WANT TO BY A PROPERTY IN VERBIER ?

Authorisation

Swiss purchaser

Purchaser for establishment permit

Purchaser domiciled abroad (holiday residence)

No authorisation

Permit B and permit C: no authorisation

 

Nationals of member States of the EC and AELE wishing to reside in Switzerland (main residence) have no difficulty obtaining a "B" permit.

Authorisation required, issued by the Valais state authorities according to the available quota.

One property only per family (however, a child aged over 18 may purchase property in his or her own name)

Type of purchase

  • New apartment or chalet with a maximum net surface of 200m2 (but with a margin of tolerance depending on the purchaser's requirements (+/- large family).

  • Land with a maximum surface area of 1'000 m2 and obligation to build within a reasonable period of time.

  • Resale: possibility to buy an apartment or chalet in resale if the vendor is foreign, and the property belongs to him since minimum 5 years.

 

Costs payable by the purchaser

Legal fees are approximately 3 % of the purchase price, inclusive of notary's fees and registration fees

 

Terms of payment

  • Resale - new, ready to occupy

    10% after signing the contract - balance upon return of the deeds from the Land Registry or after taking possession

  • New, under construction

    10% after signing the contract, followed by staggered payments as the work progresses

 

Annual charges

  • Joint costs : approximately CHF 50.--/m2 (concierge costs, heating, insurance premiums, electricity bills for common areas, snow clearance, administration of co-ownership, social security charges, sewerage charges, renovation fund)
     
  • Annual taxes : from CHF 50.--/m2 to CHF 70.--/m2 on average
  • Tourist tax in Verbier : The flat-rate tax for owners is calulated on  the basis of the number of rooms (studio CHF 320.- / 2 rooms CHF 480.- / 3 rooms CHF 640.- / 4 rooms CHF 800.- / 5 rooms CHF 960.- / 6 rooms CHF 1120.-)
  • Insurance against fire and water damage for the property : approximately CHF 200.- to CHF 400.- annually , depending on the amount of insurance cover.
